These Terms and Conditions (the “Terms”) govern your use of the services on and/or use of the terrawise.io website, developed by Different Innovations Zrt. and administered by Core Legacy Inc., a Florida corporation (“TerraWise”, “we,” or “us”). By placing an order you accept these Terms.
1. Who you are contracting with
Core Legacy Inc., a Florida corporation, administers the terrawise.io website and is the party with whom users of the website are contracting. Use of the website is intended solely for individuals residing in the United States.

2. What the service is
TerraWise sells automated, single-address property reports. For the address you give us, we gather and analyse data from official public sources — county property appraiser records and the Florida Department of Revenue tax roll, FEMA flood mapping, state evacuation zones, NOAA storm and hurricane records, EPA facility and enforcement data, FBI crime statistics, U.S. Census data, FCC broadband data and others — and present it in one report, with plain-language commentary generated with the help of artificial intelligence.
Coverage is currently limited to residential addresses in the State of Florida.
3. Price and payment
A single report costs $19. A 2-report package costs $29. A 3-report package costs $39. We may run promotions at a lower price from time to time.
Packages: the first report of a package is generated for the address you give at checkout. The remaining reports can be requested for any Florida address within 3 months of purchase, from the link in your order email or after signing in. Reports not requested within that period expire and are not refunded.
Payment is taken by card through Stripe. We never see or store your card details. We issue an electronic receipt for every successful payment.
4. Brokerage subscription
Real estate offices can subscribe instead of buying reports one by one. The subscription costs $149 per month and includes up to 500 reports in each billing period. The agreed monthly fee and allowance are the ones stated when your subscription was set up; they apply until we notify you of a change.
How the allowance works: the allowance is counted per billing period and resets when the next period begins. Unused reports do not carry over and are not refunded. Once the allowance is used up, no further reports can be started until the next period begins, unless we agree a higher allowance with you in writing.
Fair use: the subscription is for the internal use of one office and the agents working for it. A single sign-in is provided per subscription. Reselling reports, redistributing them in bulk, or automated retrieval of our data is not permitted, and we may suspend a subscription used that way.
Billing and cancellation: the fee is charged monthly in advance by card through Stripe, and renews automatically until cancelled. You may cancel at any time, effective at the end of the current billing period; we do not refund part of a period already paid for. If a payment fails, Stripe retries it for several days and your access continues during that time; if it ultimately fails, or if you cancel, reports can no longer be started, while reports already generated stay accessible as set out below. We may change the price or the allowance with 30 days' notice by email, and you may cancel before the change takes effect.
5. Delivery and access
We check that your address can be resolved before you pay. Once payment is confirmed, generation starts immediately and we email you a link, normally within a few minutes. Your report opens right away and fills in as each data source responds.
If no email arrives within 15 minutes, write to hello@terrawise.io and we will sort it out.
Access: your report lives at a private, unguessable URL created for you. You keep access for one year from purchase. If the underlying source data changes during that year, your report reflects the update automatically. Reports started from a brokerage subscription stay accessible for the same year, including after the subscription ends.
6. Refunds
Because a report is generated for you the moment you pay, it cannot be “returned”. We do, however, stand behind what we sell:
We refund in full if the report fails to generate, if it is substantially empty because the public sources held no usable data for your address, or if you were charged more than once for the same order.
We will consider a refund where a material figure in the report is demonstrably wrong against the official source it cites. Write to us within 30 days of purchase at hello@terrawise.io, telling us the address and what you found. We answer within five business days.
We do not refund on the basis that the findings were not what you hoped for. A report that correctly tells you a property sits in a flood zone has done its job.
7. What the report is not
The report is assembled automatically from public databases and interpreted with the help of artificial intelligence. We cannot guarantee that it is complete or free of error, and public records themselves contain errors and gaps.
Not a consumer report. This is not a consumer report and may not be used for any purpose regulated by the Fair Credit Reporting Act (FCRA), including decisions about any person’s eligibility for credit, insurance, employment, housing or tenancy.
Not an appraisal or a survey. The report is not an appraisal, a title search, a home inspection, a structural or environmental survey, or investment advice.
Not a flood determination. Flood zone information is drawn from FEMA mapping for information only. It is not an official flood zone determination, and it does not tell you what flood insurance will cost or whether it will be available.
Verify anything you intend to rely on with the county property appraiser, the county clerk, a licensed inspector, a surveyor or an insurer, as appropriate. We accept no liability for decisions made on the basis of the report, and our total liability to you is limited to the amount you paid for it.
8. How you may use the report
The report is our intellectual property. You buy it for your own use in evaluating a property. You may show it to people advising you on that purchase — your agent, lender, attorney or family.
Under a brokerage subscription, the office may also share a report with the client it was prepared for, and with that client's lender or attorney. It may not be published, offered as a product of the office, or passed on for a fee.
You may not republish it, post its URL publicly, resell it, or scrape or bulk-extract its contents. If you do, we may end your access immediately and without refund.
9. Registered offender information
Where a report includes counts of registered sexual offenders near an address, that information originates from official registries and is provided for public safety purposes only. It may not be used to harass, threaten or intimidate any person, or to discriminate in housing, employment or the provision of services. We report counts and distance bands only — never names or addresses of registrants.
10. Support and complaints
Write to hello@terrawise.io. We answer complaints substantively within 30 days, and give reasons if we reject one.
11. Governing law and disputes
These Terms are governed by the laws of the State of Florida, and jurisdiction for any disputes shall be the respective courts located in Collier County, Florida. Before starting formal proceedings, please contact us — nearly everything is faster to fix directly.
12. Changes
We may update these Terms. The version in effect when you place your order is the one that applies to that order. The effective date is shown at the top of this page.
